APF Properties’ investment philosophy combines a stringent screening process for acquisitions and a very hands-on approach to management and leasing, in an effort to deliver consistent above-market returns within modest risk levels.

Four key principles define our investment philosophy:

  • Implement a disciplined five-step screening acquisition model
  • Align interests of APF Properties principals with investors by substantially co-investing in all properties
  • Institute long-term, active management for each property to achieve a high level of control
  • Maintain low debt leverage

Maintaining low levels of debt across the portfolio through conservative financing – regardless of market conditions – has been particularly important. All properties maintain positive cash flow, and all easily carry their respective interest and principal payments, thereby substantially reducing risk. Conservative assumptions are also employed particularly with respect to future leasing and growth rates.
