Founding Partners

The managing partners together bring over 40 years of experience in the New York real estate business. Additionally they have compiled a strong corporate team to help the APF business deliver.

KENNETH ASCHENDORF

Kenneth Aschendorf co-founded APF Properties in 1994 and has been instrumental in building the company from the ground up, transforming a vision into a thriving and respected real estate investment platform. Since its inception, he has played a key role in shaping APF’s strategic approach, with a focus on acquiring and repositioning commercial properties in New York City and other key urban markets.

With a Bachelor of Science in Finance from New York University’s School of Business and a degree in Electrical Engineering from the New York Institute of Technology, Kenneth brings a rare blend of financial expertise and analytical precision to every facet of the business.

His disciplined, hands-on approach spans the full lifecycle of APF’s assets—from identifying high-value opportunities and structuring acquisitions, to overseeing leasing strategy, asset management, and ultimately driving investor returns.

BERNDT PERL

Berndt Perl, co-founded APF Properties with a vision of capturing opportunities in overlooked and inefficient niches of real estate markets. The process of rigorous analysis that he helped to establish at the firm has yielded outsized return to its investors. Starting in New York City, he was instrumental in expanding the firm’s scope to lucrative investments in Philadelphia, Houston, Dallas, selected suburban markets and Germany.

Berndt grew up in Munich, Germany and came to the United States to attend Duke University, where he obtained a B.S. degree in Accounting and went on to work as a CPA with KPMG in NYC. He obtained his Master of Business Administration at the Harvard Business School. After becoming partner at the financial strategy consulting firm Greenwich Associates, he co-founded APF Properties.

His stewardship was vital for the firm to navigate through recent market downturns and he has prepared APF Properties to take advantage of the new opportunities presenting themselves in 2025 and beyond.
