Our Development Expertise

APF Properties has extensive development expertise and skills through its successful completion of several projects in four areas:

 

  • New Construction/Overbuild: 60 Charlton Street, NY –  This original 1925 six story manufacturing building was gutted and doubled in size to create a 100,000 SF modern glass, steel and brick 12-story, Class A+ boutique office building.
  • Retail Redevelopment: 1601 Market Street, Philadelphia – Rebuilt the retail base of a 700,000 SF Class A Office building by expanding the ground and second floor to create an additional 10,000 SF of valuable retail/office space while also modernizing the building’s façade and lobby.
  • Office to Residential Conversions: Planning the office to residential conversion of various office assets. Assembled a team of architects, engineers, specialized attorneys and contractors in New York and Philadelphia. Two projects will be launched in 2026 and 2027.
  • Capital Project Additions and Upgrades: In addition to the above, APF Properties has completed numerous significant capital building projects ranging from major lobby expansions and upgrades to the installation of 2.5 Megawatts of Solar photovoltaic installations on roof tops and solar parking canopies in parking lots in both office and residential properties.
